The main search tool for Kahului property records is the Maui County qPublic portal. You can search by owner name, street address, or parcel number. The system is free to use and does not require an account. Most searches take just a few seconds. Results show the parcel's current owner, mailing address, assessed land value, assessed improvement value, total assessed value, tax classification, and any exemptions on file.

When searching by owner name, the system requires a specific format. You must enter the last name first, followed by a comma and the first name. For example, search "SMITH,JOHN" not "John Smith." If you only know the last name, enter it with a comma at the end, like "SMITH," and the system will show all owners with that surname. Address searches accept street number and partial street names. Parcel number searches use the Tax Map Key format.

Property Tax Classifications and Rates

Maui County uses several property tax classifications. Each has its own rate. Your rate depends on how the property is used and whether you live there. Kahului has a mix of residential, commercial, and industrial parcels, so classification matters. The owner-occupied rate is the lowest. Short-term vacation rentals carry the highest rate.

Owner-occupied properties are taxed on a tiered system. The first $1,000,000 of assessed value is taxed at $1.90 per $1,000. The portion between $1,000,000 and $3,000,000 is taxed at $2.00 per $1,000. Any value above $3,000,000 is taxed at $2.75 per $1,000. This tiered approach means most Kahului homeowners pay the lowest rate on most of their property's value. Short-term vacation rental and hotel/resort properties are taxed at $11.85 per $1,000 of assessed value. Commercial and industrial classifications carry rates between those two extremes. Agricultural land may qualify for a lower rate if a dedication or use agreement is on file.

Home Exemption for Kahului Owners

If Kahului is your primary home, you may qualify for the Maui County Home Exemption. The exemption reduces your property's assessed value by $200,000 for tax purposes. On a home assessed at $700,000, this means you only pay tax on $500,000. That can save several hundred dollars per year, depending on your tax tier.

To qualify, you must file Hawaii state income tax Form N-11 as a resident for at least two consecutive years. Your ownership must be recorded at the Bureau of Conveyances by December 31. Only individuals and trusts qualify. Corporations and LLCs do not. You must file a home exemption application with the RPA Division by December 31 of the tax year before the one you want it to apply. Once the exemption is granted, you do not need to refile each year unless your ownership status or use changes.

Note: If you bought your Kahului home recently and have not yet filed for the exemption, check with the Clerical unit to confirm whether the previous owner's exemption transferred or whether you need to file a new application.

Long-Term Rental Exemption

Maui County offers a Long-Term Rental Exemption of up to $200,000 off assessed value for properties rented under a signed lease of 12 months or more. This exemption is separate from the Home Exemption. A Kahului property owner can claim both if they own their primary residence and a separate rental property. The rental property must be current on all taxes to qualify. You must file by December 31 and include a copy of the signed lease with your application.

This exemption was created to encourage stable long-term housing in Maui, where short-term vacation rentals can reduce housing supply. If you own a Kahului rental unit and want to lower your tax burden, converting from a short-term to a long-term lease arrangement may qualify you for this exemption and a lower tax classification at the same time. Note: The Long-Term Rental Exemption requires a new application each year along with a copy of the current signed lease showing the rental term is 12 months or longer.

Assessment Appeals

If you disagree with your Kahului property's assessed value, you have the right to appeal. Maui County mails assessment notices in mid-March each year. The 2026 notices were mailed March 13. The appeal deadline is April 9. You must file before this date or you lose the right to challenge that year's assessment.

Appeals go to the Board of Review. You can track appeal status through the county's real property tax site, which includes an appeal tracker. If you miss the April 9 deadline, you must wait until the next assessment year. Bring supporting documentation such as a recent appraisal, comparable sales data, or evidence of errors in the property description. Note: The appeal deadline does not move if it falls near a holiday; file early to avoid any last-minute issues with submission.

Recorded documents for Kahului properties, including deeds, mortgages, liens, and easements, can be searched through the Maui County public documents portal at publicweb1.co.maui.hi.us. Search by Tax Map Key number. The system supports wildcard searches. For example, entering *234 finds all TMK numbers ending in 234, 2*34 finds numbers with 2 and 34 in specific positions, and 234* finds all numbers starting with 234. This is useful when you know part of a parcel number but not the full key.

This portal shows county-recorded instruments. State-level recordings, including most deeds and mortgages, are maintained by the Bureau of Conveyances. For statewide documents, use the RecordEASE system described in the next section.

Bureau of Conveyances

The Hawaii Bureau of Conveyances records all property documents statewide, including Kahului deeds, mortgages, releases, and liens. The RecordEASE search system at bocdataext.hi.wcicloud.com allows searches by name, TMK, or document number. Document images cost $1 per page. You can search for Kahului property documents by the owner's name or by the TMK assigned to the parcel. Most title searches use RecordEASE to find the full chain of title and confirm there are no open liens.
